Development Update: Goldener Hirsch Expansion

Big news: the Goldener Hirsch in upper Deer Valley is expanding, building out the last parcel in Silver Lake. Summit Sotheby’s International Realty will be the listing broker for the development, but the project is so early in the planning stages that there are very few official details to share. However, this is exciting enough to warrant a little recon. Sign up for news on this project as it is released.

The parking lot at Silver Lake below (to the east of) Stein Eriksen Lodge and the empty lot next to it will be the new project. In the renderings you can see the existing road, Sterling Court, (that goes to the Inn at Silver Lake and the underground parking at Mont Cervin Plaza) will go through the project, with the original Goldener to the east and the new buildings to the west of the road. 100 Daly Ave: SOLD!

Congratulations to my clients, the former owners of this large lot in Old Town. 100 Daly Ave, .07 acres, sold the day it hit the market for $525,000.

Old Town is a very exciting place, the heart of the city, and being the historic district full of opportunities and obligations to honor and preserve our town’s heritage. As properties are offered up for sale, it’s another chance for a new Park City enthusiast to come in and embody their appreciation for our beautiful mountain town.

Coming to Market: 2-bd Town Lift

Very exciting news, people. There hasn’t been a Town Lift condo to hit the market in ages; the last one sold in December 2014. A beautiful, never-rented 2-bd is coming to market soon, and because of my spectacularrrr network, I was one of the first to know and by extension, now you know too.

It’s a top-floor, 2-bedroom condo, nicely remodeled, facing the quiet Park Ave side over Davanza’s Pizza with fantastic views of the ski slopes and Town Lift. Oh, and it comes with T W O ASSIGNED underground parking spaces. The joke here is that you’re buying Main Street parking and ski storage and you get a bonus condo with it. Town Lift at Park City Resort is just one building over, or you can walk through the connected underground garage. Development Update: 820 Park Ave (Rio Grande)

The old Rio Grande train depot parcel and the depot building itself have been a massive construction site for the last year as the developers ready the space for 10 new condos and a ski-in/ski-out plaza. The project is finally nearing completion, with rumors of a Certificate of Occupancy as early as the end of February, and the closing of all 10 units possibly as early as mid-March.

Lies, Damned Lies, and Statistics: 3Q 2015 Park City Stats Committee

I am a member of the Park City Board of Realtors Statistics Committee, and every quarter we gather to look at how the sales numbers actually shake out, and we compare it to our personal anecdotes about what has been happening in our individual businesses. And every quarter we collectively walk away with wide eyes, open minds, and particular areas we plan to watch for the next quarter. It’s a reality check, the whole picture. As we all know, by picking and choosing particular stats, advertising and news media can paint any economic picture. As Benjamin Disraeli said (and Mark Twain made famous): “There are three kinds of lies: lies, damned lies, and statistics.”

Yesterday’s stats meeting was another brain melter. Two years I’ve been attending and I haven’t left a meeting yet feeling like there were no surprises left. Get ready: there is a lot of meat to chew through here. So, I have a TL;DR Version and a Full Edition. LET’S DO THIS THING.

TL;DR

Lower Deer Valley condos are finally selling. Prospector and Kimball Junction condos are selling like crazy. Jordanelle is going gangbusters on condos, houses and vacant land. If you’re building a home, you’re probably buying land in Heber or Jordanelle. The PCMR/Canyons connection is potentially making Deer Valley more exclusive. Median sales price for single family homes in the Park City limits is $1.439M, up 18% over last year; Snyderville Basin $874,500, up 20%; Heber Valley $354,900, up 3%; Kamas Valley $475,000, up 35%. Greater Park City, median home prices are steadily increasing, but are in the same range as 2006, 2009 and 2010.

Quick Location Video: Lower Deer Valley/Old Town

My Quick Location Video series addresses what I see to be a pretty common theme in real estate, rental, and tourism: the writer just assumes you know what the names are for all the areas and that you know what those names mean. I’m guilty of falling into that trap myself, so here is my attempt to absolve myself. These 1-2 minute videos will just give you a quick rundown of what you can find in the area and what some of the key features are.

Part of my Quick Location Video series, where I do a quick rundown of the different areas of Park City, Utah. Today I am on Rossi Hill Drive, talking about the Old Town side of Lower Deer Valley. Even though properties in this area are on Deer Valley Drive and on the way up to Snow Park, they are categorized as Old Town. I filmed this a few weeks ago when we’d had a long patch of sunny and warm weather, so this storm—while welcomed at the resorts—caught everybody by surprise.

Today I’m shooting from the area in Park City called Prospector. Prospector is about 7,000 feet in altitude (the ski mountains are about 1,000 feet up and up to 3,000 feet above where I’m standing). Prospector runs along the south side of Kearns Boulevard (Highway 248) and has a good mix of residential houses and condos, as well as commercial space: offices, restaurants and retail. As you can see, we’re in the midst of a lovely mild winter. The skiing is still really good, but we don’t have to fiddle with shoveling snow off the sidewalks every five minutes at the lower elevation of town and the surrounding areas.
